A Vibrant Downtown Community

Alexandra Park is an 18-acre vibrant downtown community, bordered by Dundas St. W, Denison Ave., Queen St. W and Cameron Ave. It is home to Atkinson Housing Co-operative, Toronto Seniors Housing, and Toronto Community Housing residents. 

In 2009, a partnership was initiated between the local housing co-operative and Toronto Community Housing to initiate a large-scale revitalization plan for the Alexandra Park community. This plan includes a full-scale redevelopment of all existing rental units as well as the construction of a brand new community centre.

In 2012, Toronto’s City Council approved the initial blueprint for the Revitalization of Alexandra Park. That same year, TCHC selected Tridel to build the first phase of the project. In 2016 Phase 1A of construction was completed followed by the delivery of Phase 1B in 2018. Upon the completion of Phase 1 in 2018, the work for Phase 2 was awarded to Tridel as the successful proponent and development partner for future phases of the project.

As of 2023, the project has progressed to the construction stage of Phase 2A. The development of new roads and servicing infrastructure has been completed, opening up the site network to the community’s direct surroundings. In addition to the new roads and infrastructure, construction is also underway on the new high rise public rental building and private condominium at Dundas and Denison. The building is designed as two separate towers, sitting on a shared podium and public green space.

Our Partnership with Residents

Members of the Atkinson Housing Co-operative in addition to the local community at large have played a key role in planning the future of Alexandra Park.

The community has played an integral role as a long term partner and is heavily involved in the site planning process alongside TCHC, our development partners, Tridel, and the design team. In 2023, we look forward to their continued involvement planning the future of their local community centre as well as a wide variety of public art projects we have planned for all current and future phases of the project.

Alexandra Park Community Centre

The rebuilding of the Alexandra Park Community Centre is an opportunity for the community to come together and shape the design and function of this important space.

Karakusevic Carson Architects (KCA) and ERA Architects have been chosen to lead the design process, bringing their expertise in award-winning social housing communities and heritage conservation to the project. The team also includes engagement specialists SAFFY to ensure that the voices and ideas of the community are heard throughout the process.

The selection of KCA and ERA was a collaborative process that included the APCC Steering Committee, community representation on the selection committee, and residents scoring presentations made by the architects. The APCC Steering Committee has been working closely with the architects to develop a spatial brief and community engagement plan, which will include many opportunities for broader community input throughout 2023.

Construction Progress

We are building a new high-rise apartment complex and 21 new townhouses. In addition, we are extending Augusta Ave. north and Grange Ave east.

In Phase 2A, we are building 43 one-bedroom units, 53 two-bedroom units, 21 three-bedroom units, 5 four-bedroom units and 2 five-bedroom units.   

Progress to date 

In 2022, shoring and excavation work began on the apartment complex, which consists of a high-rise rental building and private condominium at Dundas and Denison. The building is designed as two separate towers, sitting on a shared podium and separated by a park.  Road construction (Augusta Ave. and Grange Ave.) and servicing infrastructure has been completed.   

What's next

The high-rise building will be erected in a number of different stages. The groundwork will be followed by the structural work. Shortly afterwards the exterior and interior finishing will be completed. We expect construction to finish at the end of 2025. The townhouses are expected to start construction in 2023 and be finished at the same time.  Schedules are subject to change.

As you can see progress is being made on the construction site of the future Alexandra Park community. The team has finished all of the necessary site work such as water and sewer lines and road construction. The expansion of Augusta Avenue to meet Dundas Street West and Grange Avenue improves the neighborhood's connectivity.

Now that the foundation work is complete, the team has officially begun excavating for the future underground levels, and reinforcing the dirt walls after excavation. It's an important step towards the construction of the high-rise buildings. Keep an eye out for the arrival of the tower crane by the end of 2023, as it signals the start of vertical construction.
